Filmer has substantial experience in residential investment real estate from turn-key to vacant land development with his own portfolio. Filmer had originally obtained his real estate licence to steam-line his own investment real estate and soon after started offering his investment experience to his friends and colleagues.
What to expect when buying:
Filmer has a fiduciary obligation to his clients and as such he will treat your buying process as if it’s for himself. He will conduct his own property inspection during the showing, which includes looking for common signs of damages and distress. This includes using a thermal imaging camera to look for signs of mold and water damage behind the walls.
What to expect when listing a property for sale:
First impressions are everything! Filmer will provide a complete cost/benefit analysis and identify possible investments that may yield a higher sale value. Sometimes simple things such as a fresh coat of paint or concrete parging can bring the property back to life. Filmer will do a thorough walkthrough of the property and provide a full cost/benefit analysis with the owners before listing.
What to expect when listing a property for lease:
As a landowner himself, Filmer understands the importance of tenant screening and will do his feudatory duty of tenant screening to ensure a quality tenant is selected to protect your investments.
What to expect when leasing a home:
As a landowner and former renter, Filmer will help you understand your rights as a tenant as per the LTB, help formulate the lease, and ensure proper documentation to protect you as a tenant.
